THE RIGHT START
Searching for an apartment in a new country can be difficult even when the listing looks perfect. The neighbourhood may change the experience, the contract may need careful reading, and the right price depends on more than the number of bedrooms.
Our housing guidance helps you compare the options that matter: location, monthly cost, furnishings, transport, building quality, and how well a place fits your first months in Armenia.
A PRACTICAL RENTAL GUIDE
The fastest way to make a poor rental decision is to begin with a listing before defining your daily needs. Write down where you expect to work or study, whether you need walkability, how much noise you can tolerate, and what you need within a ten-minute trip. A smaller apartment in a connected area can be easier to live in than a larger home that makes every errand complicated.
A short-term stay can be useful when you are arriving for the first time. It gives you time to see neighborhoods at different hours, check transport, and understand what furnished housing actually includes. A long-term contract can make sense once your budget, address needs, and preferred area are clearer. Treat the first stay as information gathering, not a failure to commit.
Rent is only the beginning. Ask how utilities are calculated, whether internet is included, how heating works in winter, and whether building maintenance or agency charges are separate. Keep a setup buffer for deposits, temporary accommodation, transport, household basics, and document-related costs. Our monthly estimator gives a planning range; it is not a market quote.
At a viewing, look beyond the styling of the room. Test water pressure, heating, windows, appliances, storage, mobile signal, and signs of damp. Ask who can approve repairs, how notice works, and which documents will be used for the agreement. Take notes immediately because several attractive apartments can blur together after one afternoon.
Before paying, make sure the parties, address, rent, deposit, payment date, term, notice period, included items, and repair responsibilities are clear. If something is promised verbally, ask for it to be written down. When a clause is unclear or the amount is material, have a qualified local professional review it. We can help you prepare questions, but we do not replace legal advice.
A useful first move: create a rental brief with your budget, timing, household, preferred neighborhoods, and non-negotiables before contacting listings.

There is no single best neighbourhood for everyone. Kentron may suit someone who wants cafés, walkability, and a central address. Arabkir can offer a more residential rhythm, while Davtashen and other outer districts may provide more space and a quieter pace.
